Damp Proofing & Timber Treatment

Property Care Association (PCA) membership is the leading industry credential for damp and timber professionals in the UK. Most PCA members are remedial firms whose surveyors recommend their own treatments, which creates an obvious conflict of interest.

This is different. As an independent PCA surveyor, I hold the same qualification and follow the same code of conduct, but I don’t sell any treatments. My only product is honest advice. If your property doesn’t need chemical injection, a new damp proof course, or extensive timber work, I will tell you. Most of the time, it doesn’t.

Independent PCA surveys are particularly valuable as a second opinion after a remedial firm has quoted thousands of pounds of work, for buyers spooked by a homebuyer report flagging damp, and for solicitors who need impartial expert evidence.

Ventilation Specialist
Insulation, Heating & Ventilation

Many properties diagnosed with rising damp or penetrating damp are actually suffering from condensation, a ventilation problem rather than a building defect. Treating the wrong cause wastes money and rarely fixes anything.

A ventilation assessment looks at how moisture moves through your home: cooking, bathing, drying clothes, breathing, and where that moisture ends up. I check existing extractor performance, trickle vents, window opening patterns, room humidity levels, and the building fabric’s ability to breathe.

Recommendations might include changing how you use existing ventilation, upgrading bathroom or kitchen extractors, installing a positive input ventilation (PIV) system, or addressing cold spots that attract condensation. Sometimes the fix costs almost nothing.

Particularly useful for tenants and landlords in dispute over black mould, owners of older properties recently insulated or refurbished, and anyone whose “damp” returns no matter how often it’s wiped away.

Woodworm & Dry Rot Surveyor
Damp Proofing & Timber Treatment

Active woodworm and dry rot can cause serious structural problems, but most timber infestations are either historic and inactive, or far less severe than initial appearances suggest. The difference matters: an active outbreak needs urgent treatment, a historic one usually needs nothing at all.

Each survey identifies the species involved (common furniture beetle, deathwatch beetle, house longhorn, dry rot, wet rot), assesses whether activity is current, and determines the extent of any structural damage. Moisture readings are taken throughout, since dry rot and most beetle activity require sustained dampness to thrive.

You receive a written report with photographs, clear conclusions on whether treatment is required, and where it is, what specifically needs doing. As an independent surveyor with no remedial arm, there’s no incentive to recommend treatment that isn’t necessary.

What does a damp survey cost?

What equipment and methods do you use during a survey?

A combination of tools is used during every inspection, including electronic moisture meters, thermal imaging cameras, hygrometers and surface temperature guns. Readings are considered alongside a thorough visual inspection before any conclusions are drawn.

What makes this service different from a damp proofing company?

Unlike contractors who sell treatments, this is a fully independent inspection service. There is no commission, no upselling and no financial interest in recommending work. You receive an honest assessment of what is actually happening at your property, nothing more and nothing less.

What does the survey report cover?

The written report sets out the findings from the full inspection, including the cause of any damp, mould or timber issues identified and clear guidance on what would be needed to resolve them. Everything is explained in straightforward language rather than technical jargon.

I am not sure whether I actually have a damp problem. Is it still worth getting in touch?

Absolutely. A large number of properties reported as having serious damp turn out to have condensation or ventilation issues instead, which are far simpler and cheaper to address. If something does not look or smell right in your home, an independent inspection is the best way to find out what you are actually dealing with.

My homebuyer or mortgage survey has recommended a damp and timber inspection. What should I do?

This is one of the most common reasons people get in touch, and it is not necessarily cause for concern. Level 2 and Level 3 surveys frequently flag potential damp as a precaution, but what they cannot do is identify the actual cause or tell you how serious it is. That requires a dedicated inspection by a qualified specialist.

Many surveyor reports specifically recommend using a PCA member for this follow-up inspection. Joanna is a Certificated Surveyor of Timber and Dampness in Buildings (CSTDB), a qualification governed by the Property Care Association (PCA), so she meets exactly the standard your surveyor was referring to.

An independent inspection will tell you whether you are dealing with structural damp, a condensation or ventilation issue, or something that may already have been resolved. That gives you the information you need to proceed with confidence, negotiate with the vendor, or request remedial work before exchange.
